Lawrence mentioned the way to winning multiple offer situation is to not do appraisal contingency which is scary for buyer. However, If the seller orders a prelisting appraisal through Prosperity Home Mortgage we can convert that appraisal on CONVENTIONAL loans to the buyers appraisal if the buyer uses Prosperity Home Mortgage for financing......in that situation you would not need a appraisal contingency since appraisal was already done.

Agents also need to consider, are they truly serving their listing client properly when not getting the listing onto the MLS. Are they getting the best offer by offering it to a few agents etc and taking an offer before it is exposed to the maximum number of buyers. We are responsible to get the best price in the least time and to make that transaction as smooth as possible and get that transaction to the closing table.
